Dear Carisbrooke residents,

The Board met on 7/16 to discuss several issues and we wanted to make you aware of the outcomes that may be of particular concern to you.

Community playgrounds –we will reopen all 4 of the community playgrounds as soon as possible, but please bear with us as we work to get the mandatory signage in place as required by the Forward Virginia Phase 3 order.

Basketball courts

  • Lower basketball court – We will reopen the lower basketball court with both hoops being put back on. This is the court that is behind the pool. Again, please bear with us as we work to get the hoops back on and signage in place as soon as possible. Also, we are waiting to hear back from Dominion paving on when they can schedule installation of the basketball key and racetrack stencil on that court. That will not impact opening of the court but will render the court unavailable when the installation occurs.
  • Upper basketball court – This is the court to the side of the clubhouse. This court will remain closed for the time being due to maintenance issues. The surface is coming up creating a potential trip hazard and liability issue. We are soliciting quotes on the resurfacing of that court.

Installation of temporary above pools – A resident asked at the June meeting whether the HOA would allow the installation of temporary above ground pools in the community. A review of the Virginia and Loudoun County codes and regulations; unfortunately, would not allow for the installation of temporary above ground pools in the community. Bridge replacement across Beaverdam Run – If you have walked across either of the HOA’s two wooden bridges crossing Beaverdam Run recently you will have noticed that they need replacement. With the development to our South the amount of waterflow down Beaverdam Run has increased dramatically since John Laing homes first installed those bridges twenty plus years ago and they have taken a beating as a result over the last few years. The Board moved to approve a proposal to replace both bridges with work expected to start in August when the water flow is expected to be at its lowest point for the longest period of time. The cost of this project will be about $40,000 and is designed to help ensure the new bridges hold up as best they can with the waterflow we now experience on a regular basis. This will impact the ability to walk completely along our path system and we will keep everyone informed on when construction will start and how long it will take.
